What makes a concrete slab sink?

When part or all of a slab sinks—a process known as slab settlement—it’s often due to one of the following issues: 

Concrete slab settlement often occurs when the weight of the slab compresses the soil beneath it, causing the slab to sink. During construction, soil may be shifted or loosely compacted to achieve the desired grade. When concrete is poured over this loose fill, empty spaces can form as the soil naturally compresses over time. Without proper support, the concrete may crack and settle into these voids, leaving the slab uneven and potentially hazardous.

As water from sources like heavy rain, plumbing leaks, or sprinklers flows under a concrete slab, it can erode the soil beneath the slab. Over time, this soil loss creates empty spaces beneath the slab, causing it to settle or sink due to lack of support.

A cycle of wet and dry conditions affects the soil under a concrete slab. When soil, especially clay, gets wet, it absorbs water and expands. In dry conditions or when nearby trees pull moisture from the soil, it shrinks. This expanding and contracting creates gaps beneath the slab, leading to uneven surfaces and cracks as the slab loses the support it needs.

Instead of the costly, time-consuming process of breaking and re-pouring an entire concrete slab, Helitech uses hydraulic pressure to inject a specialized grout mix beneath the slab. This grout fills voids beneath the sunken concrete, lifting and leveling it for a smooth repair.
