Middle Tennessee’s limestone bedrock creates unique foundation challenges due to its susceptibility to erosion and sinkhole formation. Known as karst topography, this limestone base can develop underground cavities when groundwater gradually dissolves the rock. These cavities can lead to sudden soil collapse or gradual settlement issues. Additionally, the irregular surface of bedrock can cause differential settlement, where foundations settle unevenly due to varying rock depths and soil thickness above the limestone.
